Homezium Terms of Service

Version: homezium.legal.hu.2026-09-27.v1. Market: Hungary. Language: English. Effective: 27 September 2026. This is the English counterpart of the Hungarian terms, published by the operator under the owner's publication authority. Publication does not represent an external legal opinion.

1. Operator and contact

Homezium is operated by ADD INVEST Kereskedelmi és Szolgáltató Korlátolt Felelősségű Társaság (ADD INVEST Kft.), registered office: 4400 Nyíregyháza, Kiss Ernő utca 48. fszt. 1., Hungary; company registration number: 15-09-071280; tax number: 13900742-2-15. Contact support@homezium.com for service and complaints, legal@homezium.com for contractual notices, and privacy@homezium.com for personal-data requests. Written notices may also be sent to the registered office. We communicate in Hungarian and English. Homezium is the platform's name, not a separate contracting company.

2. Scope and who supplies each service

These terms govern your Homezium account and our platform services. A listing identifies the seller, landlord, host, experience provider or agency supplying the underlying service, including their trader status where applicable. The property sale, tenancy, accommodation or experience contract is with that identified supplier unless the offer expressly identifies ADD INVEST Kft. as supplier. We provide discovery, communications, booking and the specific payment, credit or administrative services described at confirmation. We do not become the owner, landlord, accommodation provider, travel organiser, insurer or regulated adviser merely by hosting a listing.

An individual's private sale or rental may not carry the same consumer rights as a transaction with a trader. Supplier obligations remain the supplier's; our own legal duties and responsibility for our own service remain ours. A badge, identity check or successful check-in does not guarantee title, habitability, safety, a licence, financial solvency or the suitability of an offer. Check material facts and obtain professional advice before a property contract. Linked services and separately accepted supplier terms must be available before you commit; they cannot remove mandatory consumer protections.

3. Accounts, age and authority

Account holders must be at least 18 and capable of contracting. Give accurate information, keep access credentials private, use available multifactor authentication and report suspected compromise promptly. Do not share another person's account, evade a suspension, impersonate a supplier or use an organisation's name without authority. Agency staff act only within their assigned permissions; account ownership, organisation membership and approval of a listing are different things. Registration requires an affirmative adult declaration and acceptance of the displayed version. Marketing, optional tracking and delegated actions are separate choices, not conditions hidden in that acceptance.

4. Making a booking or purchase

Review the item, supplier, time zone, dates, participants, gross total, currency, funding method, cancellation policy and material restrictions before confirming. Correct errors before submission. A preview, saved draft, payment redirect, waiting-list entry or uncertain response is not confirmation. The account receipt and confirmed server status identify the accepted operation. Retry an uncertain request through its recovery control rather than placing a replacement order. We may require fresh confirmation when price, availability, policy or authority changes. You can retain the displayed terms and confirmation; support can identify the applicable version from your receipt. Web and native channels use the same transaction authority.

5. Property sale and recurring listing charges

The Homezium property sale commission is 0%. For an individual property-for-sale listing, the first three recurring-fee months are free once; thereafter the launch price is HUF 6,990 gross per active property per month. Recreating or republishing the same property does not renew the introductory entitlement. The activation screen must show the applicable cycle, trial eligibility, next charge and deactivation effect before commitment. Deactivation prevents future active-listing charges under the displayed cycle rules; it does not erase an already incurred lawful charge. We do not charge a percentage of the sale price. A property sale itself requires the separate formalities and professional involvement required by law.

6. Sale and rental viewing appointments

The approved Hungarian viewing-fee schedule is HUF 990 gross per booked sale viewing and HUF 490 gross per booked long-term rental viewing. Its monetary version is homezium.hu.viewing-fees.2026-09-27.v1, effective 27 September 2026. These prices reserve a real viewing appointment; they are separate from the purchase price, rent and security deposit. The rental fee is lower than the sale fee. A custom HU appointment has no additional custom-appointment surcharge. An expressly displayed promotion may reduce the payable amount; the confirmed quote states the actual amount and funding split.

The listing and confirmation must resolve the applicable approved monetary version. A changed or expired quote requires another review; these terms do not authorise substituting a different amount without confirmation. New fee schedules create new versions and do not rewrite historic accepted receipts. Before confirmation, the appointment screen states the slot, organiser, attendance/check-in process, cancellation deadlines and consequences. QR or check-in evidence records attendance only; it does not sign a sale or tenancy contract or waive a complaint.

7. Viewing cancellation, no-show, refund and dispute

The specific viewing policy shown and accepted with the booking governs contractual cancellation and no-show treatment, subject to mandatory rights. Review its deadlines in the appointment's time zone. Cancel through the booking control or contact support if the control is unavailable. A no-show allegation is not conclusive proof: attendance records, both parties' statements and dispute evidence may require review. Do not fabricate check-ins. A supplier cancellation or failure to provide the agreed service is assessed separately from a customer's late cancellation.

Refunds use the original funding sources and the recorded allocation; a credit-funded portion does not silently become cash, and a cash-funded refund is not replaced with compulsory promotional credit. A provider refund instruction remains pending until its result is verified. Chargebacks, reversals and corrections are separately recorded; the original receipt remains available. Contact support with the booking reference to contest a cancellation, attendance decision or amount. Statutory withdrawal and remedies for non-performance take priority over a less favourable platform policy.

8. Long-term rental and the viewing-fee pool

Rent, deposit, minimum term and landlord requirements belong to the separate rental offer and tenancy agreement. A viewing reservation does not secure a tenancy or transfer a deposit. Only eligible, verified, funded rental viewings enter the relevant property/lease viewing-fee pool. Refunds, unsettled funding and disputed or ineligible sources affect the available pool. A lease-completion proof must identify the relevant property, parties and completed agreement; a button press or proposed lease is not sufficient proof of completed distribution.

For a private listing, the existing distribution basis allocates 40% to the seller/landlord, 30% to the platform and the remainder, normally 30%, as buyer/viewer credit, with seller and platform shares rounded down to whole HUF and the rounding remainder assigned to the viewer credit. Agency listings instead use the accepted agency terms snapshot and its agency/platform/viewer-credit split; no extra private-seller share is implied. The settlement receipt identifies the actual eligible sources, version, recipients, rounding and amounts. Distribution occurs only after the required completion and funding checks. It is not an interest-bearing investment, guaranteed income or a promise that every viewing will produce a credit. A later original-source refund or chargeback may require an attributed reversal or recovery from the original beneficiary under the recorded settlement, without taking unrelated funds or rewriting history.

9. Agency, realtor, host and provider terms

At launch an agency has no separate base or SaaS monthly fee. The historical net per-property volume tiers are HUF 5,990 for 1–9, HUF 5,490 for 10–24, HUF 4,990 for 25–49 and HUF 4,490 for 50–99; 100 or more requires an individual offer. The application and accepted commercial snapshot specify the counting basis, tax, billing cycle and applicable product; a historical tier alone is not a charge authorisation. Applications may require review and do not become approved merely because they were submitted. Only the server-confirmed decision grants the relevant capability.

Business suppliers must disclose their identity and trader status accurately, hold required licences and permissions, publish truthful prices and availability, honour confirmed obligations, issue required tax documents and comply with safety and non-discrimination rules. Do not use Homezium to bypass lawful tenant selection, accommodation registration or employment and consumer duties. Staff permissions, subscription entitlements, Connect onboarding and product approval are separate. Suspension must be proportionate to the identified issue and does not automatically extinguish existing customer obligations or lawful balances.

10. Stay and Experience

For accommodation, the historical baseline platform fee is 10%; the accepted supplier agreement and guest checkout identify who pays each charge, applicable taxes and the total. Hosts disclose essential facilities, accessibility, house rules, deposits and check-in restrictions. Experience providers disclose meeting points, duration, age/fitness or safety requirements, included items, cancellation rules and required qualifications. A provider may not substitute a materially different service without the customer's agreement and applicable remedy.

Specific-date accommodation other than residential accommodation, and certain specific-date leisure services, may be exempt from the statutory distance-contract withdrawal right. This is not a blanket exemption for all Homezium products or all platform fees. The relevant offer and confirmation must identify an applicable exception. Contractual cancellation benefits and remedies for defective or unprovided services remain separate.

11. Wallet, Credits, Stripe and identity verification

Wallet and credit screens distinguish cash-related balances, purchased or promotional credit, reserved amounts and pending operations. A displayed balance is not proof that money is withdrawable. The offer must state credit value, permitted uses, expiry if applicable and refund restrictions before acquisition. Credits are not a bank deposit, a promise of interest or general legal tender. We do not imply deposit insurance. Ledger entries, original tender and the accepted product policy determine use and reversal; retries must not duplicate debits or credits.

Where enabled, Stripe Payments and Connect provide payment and payout services. Hosted KYC/KYB may require the account holder, beneficial owner and business to provide information directly to the provider. We receive the status and limited references required for our service, not an assurance that every future transaction will succeed. Payout availability depends on provider checks, settlement, disputes and legal restrictions. Provider terms and privacy information are presented in their hosted flow. Live money movement is disabled until separately activated by the operator; a test or preview never constitutes a real payment. No term here switches that control on.

12. Consumer withdrawal and early performance

Where a consumer's distance service contract carries a statutory withdrawal right, the consumer normally has 14 days from conclusion to withdraw without reasons. Send an unambiguous statement to support@homezium.com or our postal address identifying yourself and the contract; use of the example below is optional. A timely statement is sufficient. We refund sums due within the applicable legal deadline, normally 14 days after receiving the withdrawal, using the original payment method unless a lawful alternative is agreed without extra cost.

Starting a service during that period requires your express request. A proportionate charge for properly requested work already performed, or loss of the right after full performance, applies only when the statutory information and consent conditions are met. A general terms checkbox alone is not an early-performance request or acknowledgement of loss. Without the required separate evidence, we do not rely on that exception. Digital content supplied without a tangible medium likewise requires the specific prior consent, acknowledgement and confirmation required by law before an exception can apply. Mandatory conformity, warranty and refund rights are not waived.

Optional withdrawal statement: To ADD INVEST Kft., 4400 Nyíregyháza, Kiss Ernő utca 48. fszt. 1., Hungary / support@homezium.com. I withdraw from the following service contract: [identify service and reference]. Contract date: [date]. Consumer name and address: [details]. Date: [date]. Signature only for a paper statement.

13. Studio, media and social connections

You retain your rights in content you lawfully provide. You grant us the limited, non-exclusive permission to host, process, resize, display and transmit it as needed to deliver your chosen service and authorised publication. You must have rights to images, music, trademarks and depicted people. Do not publish misleading property imagery, impersonations or unlawful personal data. AI-generated material may contain errors or resemble other outputs; review facts, rights and required labels before use. We do not promise exclusivity, copyright eligibility or commercial performance for generated output.

Connecting a social account grants only the provider scopes you approve. A redirect or connection is not publication. Each publication must identify the destination and content and receive the required confirmation. We report provider-confirmed publication separately from drafts, exports and pending or failed jobs. Disconnecting stops future use of the connection; removing an already published post may also require action on the provider. No public test post is authorised by these terms.

14. AI Search, Pet, Shadow and Preference Passport

AI Search and Pet are automated assistants. Answers and generated descriptions may be incomplete or wrong; they are not professional, legal, medical or financial advice. Availability, prices and confirmed transactions come from the relevant live offer and receipt. A conversation alone does not place a booking or perform a payment. Shadow and Preference Passport may organise preferences and context for relevant recommendations, subject to the separate privacy controls. You can review, disable or clear supported personalisation and request correction or deletion. Do not include unnecessary sensitive information about yourself or others.

Ranking may use your query, filters, listing eligibility, location when authorised, availability, relevance and authorised preferences. Sponsored placements must be labelled and explained; payment must not be disguised as an organic recommendation. We do not promise a complete market search or a particular outcome. Report an apparent fabricated result or materially incorrect claim so it can be reviewed.

15. Delegated and voice actions

Agentic or delegated action authority is limited to the account, scope, action and validity you explicitly approve. A draft or suggestion is not consent to execute. Material actions require the applicable first-party confirmation and current price, terms and resource checks. Revoke an available delegation in its control or contact support; revocation stops future authority but does not reverse a lawfully completed operation by itself. Uncertain outcomes must be recovered against the original operation.

Voice processing, transcription and any recording require the channel's advance disclosure and applicable permission. Do not assume calls are recorded. Authentication of a caller does not grant unrestricted account authority. An irreversible or financial instruction needs the required readback and confirmation. Emergency services are not provided. Public telephone/PSTN service remains unavailable until actual provider acceptance and activation; a ready interface is not a working telephone service.

16. Geo, location, advertising and notifications

Geo and GeoSpot features use location only within the disclosed purpose and permission. Precise or background access is separately controlled; declining optional location must not be represented as consent. Public Aurora and GeoPet remain off until explicitly activated. No location-based campaign, proximity interaction, reward or digital item is promised merely because a preview or menu exists. Advertising must be identifiable and lawful; sensitive-data targeting and targeting minors are not permitted under our advertising rules.

Operational notices about your account, bookings, security or receipts are distinct from marketing. Choose optional marketing and push permissions separately and withdraw them through the available controls or unsubscribe method. Essential contractual notices may still be sent without turning marketing on. Disabling a device permission does not cancel an existing booking.

17. Content standards, reports and moderation

Do not post illegal, fraudulent, discriminatory, exploitative or infringing content; disclose private data without authority; distribute malware; harass others; manipulate reviews, attendance or account reputation; scrape restricted personal data; or evade rate limits and security controls. Reviews must reflect an actual relevant experience and disclose material commercial relationships. We may investigate reports, restrict visibility, remove content or suspend a capability where justified, preserving relevant evidence and giving reasons unless law or a concrete security need prevents immediate disclosure.

Report suspected illegal content through the available report control or support@homezium.com. Identify the exact content or URL, explain why it is unlawful, provide supporting facts and a contact address where appropriate, and state that your notice is accurate to the best of your knowledge. We assess notices and communicate the decision and available redress where required. You may ask for human reconsideration of a content or account restriction; automated signals alone do not make a complaint resolved. Applicable Digital Services Act internal complaint and certified out-of-court rights, and court remedies, remain available. Abuse of reporting tools may itself be restricted proportionately.

18. Privacy, export, deletion and recovery

Our Privacy Notice explains purposes, legal bases, recipients, retention and rights. The Cookies and Device Storage Notice describes browser and device storage. Reading a notice or accepting these terms is not optional-processing consent. Account deletion can be requested through the account deletion page or privacy@homezium.com, including if ordinary access is restricted. A request receipt confirms submission, not completed erasure. We review outstanding bookings, lawful financial records, claims and third-party rights, explain any retention, and minimise or delete data when no longer required. Export and correction requests use the same privacy contact. Backup restoration must honour recorded deletion and revocation boundaries; it must not silently revive a withdrawn preference.

19. Availability, security and responsibility

We take reasonable measures to operate the service securely and reliably, but do not guarantee uninterrupted access or error-free third-party systems. Planned maintenance, provider outages and protective restrictions may affect availability. Preserve your booking reference and contact support when a failure prevents a time-sensitive action. We remain responsible to the extent required by law for our own service and failures. Nothing excludes liability that cannot lawfully be excluded, including mandatory consumer rights, intentional misconduct or injury where exclusion is prohibited. Users are responsible for their own unlawful conduct, not automatically for every event associated with an account. We assess causation, fault and mandatory law before allocating a loss.

20. Changes, ending use and governing law

Material changes are published as a new dated version and communicated before they apply where required. We request renewed acceptance where the changed contract requires it; silence, login or a preselected checkbox is not acceptance. Existing orders and historical receipts retain their accepted versions unless a lawful agreed change applies. You may decline future terms, stop new use and request account closure while existing obligations and rights are resolved. Business-user notice and termination protections apply where required, including under the applicable platform-to-business rules. Urgent legally required or security changes are explained as appropriate.

Hungarian law governs these platform terms, without depriving a consumer of mandatory protection afforded by the law applicable to them or their lawful choice of court. No exclusive forum clause removes consumer rights. HU and EN are intended to state the same obligations; any discrepancy is clarified fairly, without overriding mandatory law or the information on which a consumer reasonably relied.

21. Complaints and independent redress

Send a complaint and relevant reference to support@homezium.com or the registered office. We investigate and give a reasoned written answer within 30 days for a consumer complaint unless a different mandatory period applies. A rejection identifies the relevant authority or conciliation body and its current contact details. You may seek the Hungarian consumer protection authority, the conciliation body competent for your residence, a relevant EU ADR entity or a court. We cooperate where legally required. Information on Hungarian bodies is available at https://nkfh.gov.hu and EU ADR bodies at https://consumer-redress.ec.europa.eu/dispute-resolution-bodies. The former EU ODR platform closed on 20 July 2025 and is not an active submission channel. Data-protection complaints may be made to NAIH as described in the Privacy Notice.

22. Related documents

Privacy Notice: /privacy. Cookies and Device Storage: /cookies. Advertising and advertiser rules, age restrictions and the current legal publication list: /legal. These documents explain their own scope; a privacy notice does not add a payment obligation. The confirmation for a specific transaction identifies any additional versioned supplier or product terms.
